I just carefully checked this and you can trust me - is full playable on this spec. 60 fps in most areas and something about 20 fps in "critical" areas. I don't know, maybe you guys have turned on some special sprite options or something that lower fps.

i had found out the little fences that you can't jump over it, it's blocking. that's one thing you can do about it, in this case it's blocking you can make a just as good a invissible wall so it's can't renders behind it. now i am not really sure about certain walls , for instance you have normal walls that reached the ceiling so it can't render behind it, if you can convert that wall to a 3d wall (control sector technique) then you can make every wall like it's isn't render behind it. and if you can walk trough that wall then it is possible to make even more bigger maps i think.

modern open world games also do not rendering everything. gzdoom is so enthusiastic.

How do you imagine that? You walk the street and and suddenly you see a "hole" in the map? Sky texture which cover everything behind them? Or tutti-frutti effect? It makes no sense. Version from idgames database (v1.2) is official and I'm not going to change it (maybe if you find REAL bug). Try to play without monsters for test how fps do you have without sprites.

jeah but that is logic, that comes with all things at once, i tested it and came around 7 fps more if theres no monsters when starting a new game. but frames drops only on one of two places, doesn't matter. overall it is the best open world level, very good and playable. what you can do is maybe put more monsters inside then outside.

Holes in the city? hm That's because the wall does not exist, old gzdoom engine... its just a technique, i haven't counter the lag problem but i know he will come.
